CoverMeTC Services INC will coordinate and manage your residential or commercial file from start to finish. If yours is the listing side, even prior to getting an offer accepted, we will ensure we get all the necessary disclosures ready.

Features:

  • Coordinate Opening Escrow
  • Review purchase agreement, counter offers, all addendums.
  • Ensure everything is fully executed with proper dates, initials, signatures, and the broker information is completed.
  • Ensure seller disclosures are provided within contract timelines.
  • Prepare all disclosures; including state specific and broker specific forms.
  • Ensure your buyer is provided a copy of all reports and booklets that are provided and/or required.
  • Upload all disclosures, documents, and reports into online transaction management service as they are received or fully executed throughout the transaction.
  • Maintain constant contact with all parties involved for status updates as well as items outstanding.
  • Ensure that escrow is in receipt of Home Warranty Invoice and Commission Instructions.
  • Order any requested escrow amendments.
  • Track the escrow time-frames for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable.

  • Schedule all Appointments (Home Inspection, Termite, Final Walk Thru, etc...).
  • Prepare request for repairs or any changes to contract.
  • Fill Out the Agent Visual Inspection (of course you tell us what to fill in for you).
  • Write Offers for Your Buyers. You supply terms and conditions.
  • Review the Draft Escrow instructions.
  • Schedule all Appointments (Home Inspection, Termite, Final Walk Thru, etc...).
  • Negotiate repairs or any changes to contract.
  • Advise the client regarding Contingency removals (we will remind of you all dates and time-frames).
  • Fill out Agent Visual Inspection.
  • Obtain signatures on Final Walk Through.
